The State of Georgia got $989 million from the United States Treasury’s Federal Emergency Rental Assistance Program to help individuals, families, and landlords whose finances have been harmed since the COVID-19 epidemic began on March 13, 2020. Eligibility for Georgia rental assistance
GRA can help renter households who are eligible for unemployment benefits, have experienced a reduction in household income or other financial hardship as of March 13, 2020, or have incurred significant costs; AND have a combined household income of less than 80% of the Area Median Income; AND have a risk of experiencing homelessness or housing instability (AMI).
Prioritization will be given to households with incomes below 50% of AMI. Households with one or more unemployed people who have been unemployed for 90 days are also given priority.
Non-eligibility for Georgia rental assistance
Renter households with an income greater than 80% of the Area Median Income. Renter households that haven’t had financial difficulty or are at risk of homelessness or housing instability since March 13, 2020.
Document needed by a tenant to be eligible
Along with their signed, fully completed application, renters will need the following broad categories of documents/items (e.g., copies, photographs, screenshots, etc.). The precise documents necessary will be specified in the application and portal.
- Individual profile (State ID or a passport)
- Income documentation for each adult in the home (age 18 and up) as well as unearned income attributed to a minor
- Notice of past due to rent or utility bills
- A duplicate of the lease
- Proof of eligibility for unemployment benefits OR papers demonstrating a decrease in income, considerable costs, or financial hardship.
- If you’re seeking utility assistance, you’ll need copies of your most recent utility bills, which should include the amount outstanding, the utility provider, and your account number.

- GRA Landlord Application with proof of ownership and authorization/agreement to act on behalf of the owner if the property is managed by a management business
- W-9 and bank details for ACH payment, as well as a copy of the lease ledger demonstrating the tenant’s payment history in 2020 and 2021.
